Design-build

Design-build is a project delivery method in construction that streamlines the process by combining design and construction services under one contract. Here's a breakdown of how it works:

Single Contract

Unlike the traditional method with separate contracts for design and construction, design-build has the owner contract with a single entity – the design-builder. This can be a design firm that incorporates construction or a contractor with a strong in-house design team.

Collaborative Team

The design-builder assembles a team of architects, engineers, and other specialists to work together from the beginning. This fosters communication and problem-solving as everyone focuses on the project's overall success.

Owner Involvement

While the design-builder manages the project, the owner is still involved. They collaborate on defining goals, budget, and schedule, ensuring the project aligns with their vision.

Benefits of Design-Build:

  • Efficiency:  By combining design and construction, the project can potentially be completed faster as there's less back-and-forth between separate entities.

  • Cost Control:  Early collaboration allows for value engineering, where the team seeks cost-effective solutions while maintaining quality.

  • Single Point of Contact: The owner has a single point of contact with the design-builder, simplifying communication and resolving issues.

Construction Quality

Construction quality refers to how well a project is built and how closely it meets the specified standards. It goes beyond just aesthetics and encompasses the entire building process, from the materials used to the workmanship and functionality of the final product.

Here are some key aspects of Greenstone’s construction quality:

Meeting Specifications

A high-quality construction project adheres to the plans and specifications laid out at the beginning. This includes following building codes, using approved materials, and achieving the desired dimensions and finishes.

Durability & Functionality

A well-built structure should be strong, lasting, and able to withstand anticipated use. This involves proper structural integrity, weatherproofing, and installation of systems like plumbing and electrical.

Safety

Safety is paramount in construction. Quality construction prioritizes measures to prevent accidents and injuries during construction and ensures the completed building is safe for occupants.

Timeliness & Budget

Quality construction also considers factors like staying on schedule and within budget. While high quality shouldn't mean unnecessary delays or exceeding the budget, cutting corners to save time or money can compromise the project in the long run.

There are two main approaches to ensure construction quality:

  • Quality Assurance (QA): This involves proactive steps taken to prevent defects from occurring in the first place. This can involve using qualified professionals, having a well-defined quality plan, and using high-quality materials.

  • Quality Control (QC): This refers to the inspections and tests done throughout the construction process to identify and rectify any issues that arise. Regular inspections by qualified personnel and testing of materials are common QC practices.

By focusing on both QA and QC, Greenstone can deliver high-quality projects that meet expectations and ensure the longevity and safety of the building.
